Hyderabad Land Auction: Raidurg Plot Fetches ₹264 Crore Per Acre, 51% Premium

Hyderabad's real estate market has received a fresh boost with the Telangana Industrial Infrastructure Corporation (TGIIC) selling a prime plot in Raidurg at ₹264 crore per acre — a significant 50.9% premium over the reserve price.

The e-auction of Plot No. P1, spread over 5.25 acres, generated ₹1,386 crore for the state-owned corporation. The reserve price was set at ₹175 crore per acre, and the final bid exceeded it by ₹89 crore per acre.

The transaction marks an increase from TGIIC's previous auction in Raidurg in May 2026, when land was sold at ₹237 crore per acre. The latest price represents a rise of about 11.4% over that earlier benchmark.

The auction was conducted on the MSTC e-Auction platform, with JLL serving as the transaction advisor. According to TGIIC officials, the process drew participation from developers interested in acquiring land along Hyderabad's key business and infrastructure corridors.

K. Shashanka, Vice Chairman and Managing Director of TGIIC, described the outcome as a reflection of the developer community's confidence in Telangana's development plans. "The participation and competition during the process showed market interest in Hyderabad as a business destination," he said.

The Raidurg area, located near the Hyderabad Knowledge City and the Outer Ring Road, has emerged as a sought-after location for commercial and residential projects. The strong bidding for the plot underscores the growing demand for land in Hyderabad, which has consistently ranked among India's fastest-growing property markets.

This auction result is expected to have a positive impact on the surrounding real estate market, potentially influencing pricing and investment decisions in nearby localities. Industry observers note that sustained interest from developers reflects improvements in infrastructure, connectivity, and business-friendly policies in Telangana.

TGIIC, a state agency responsible for promoting industrial development, has been selling land parcels through transparent e-auction processes. The latest transaction is seen as a key indicator of market sentiment, with the premium over the reserve price revealing competitive demand.

While the auction fetched a high price, experts point out that such benchmark transactions also raise expectations for future land pricing in the region. The balance between demand and affordability will be watched closely by stakeholders in the real estate sector.

Hyderabad's emergence as a major business destination has been driven by the presence of technology parks, pharmaceutical companies, and the state's efforts to improve ease of doing business. The successful auction in Raidurg adds to a series of large land transactions that have placed the city on the national real estate map.

The TGIIC has not announced the buyer's name, as the process typically involves confidentiality agreements. However, the outcome is being viewed as a positive sign for the state's revenue generation from its land assets.

In summary, the auction of Plot No. P1 in Raidurg at ₹264 crore per acre highlights the robust demand for prime real estate in Hyderabad. The premium paid over the reserve price indicates that developers are willing to invest heavily in strategically located land. As the city continues to expand its infrastructure and business corridors, such auctions are likely to remain closely watched by both investors and market analysts.

Tamil Nadu dairy farmers threaten Aavin supply halt over milk price hike

The Tamil Nadu Milk Producers’ Welfare Association has warned that it will stop supplying milk to cooperative societies from August 24 if the government does not increase the procurement price to ₹44 per litre. The association says the recent revision, from ₹35 to ₹36, is inadequate and points to rising input costs and a promise made in the TVK election manifesto.
