TNRERA fines builder ₹3 lakh for failing to deliver amenities in Chennai project
The Tamil Nadu Real Estate Regulatory Authority (TNRERA) has imposed a penalty of ₹3 lakh on Adinath Srinivasa Foundations LLP, directing the promoter to complete all amenities promised to buyers of the Serene Kshetra project.
The order came in response to a petition filed by the Serene Kshetra Owners’ Association, which alleged that several facilities—including a compound wall, garden, solar water heaters, pharmacy, amphitheatre, and shuttle drop service—had not been provided as per the agreement.
An inspection report received by TNRERA on November 24, 2025, revealed that a major part of the project lacked a compound wall. The approved layout had designated 17,120 sq. ft. for a garden, but the site remained vacant.
Further, the Directorate of Town & Country Planning’s approval had mandated solar water heating systems in core houses, but these were not installed. The pharmacy was not set up, and work on the amphitheatre had been abandoned midway. Other promised amenities such as an ATM, electronic access control, party hall, convenience kiosk, and shuttle drop service were also missing.
TNRERA directed the respondent to complete the amenities in compliance with Section 14(3) of the Real Estate (Regulation and Development) Act, 2016, and file a compliance affidavit with proof by September 30.
