Telangana starts ₹10,000 EMD refund to unsuccessful Indiramma Housing applicants
The Telangana Housing Board has initiated the process of refunding the ₹10,000 earnest money deposit (EMD) paid by applicants who were not selected in the draw of lots for the Indiramma Housing Towers in the Core Urban Region (CURE) of Hyderabad. The refund will be credited directly to the bank account from which the payment was originally transferred. Officials said the process is expected to be completed within a week.
For applicants who had deposited the EMD in cash or through another person's bank account, the Board has introduced a special procedure. Such applicants are required to apply through the Board's official website by Thursday, September 10, 2026, to ensure that the refund reaches the actual applicant and not the third-party account. Vice-Chairman of the Telangana Housing Board, V.P. Gautham, assured that suitable measures are being taken to address these cases.
The refund marks the next step in the affordable housing scheme, which attracted applications from over 60,000 people for 7,340 flats across 16 Assembly constituencies in the CURE region. The government is providing a subsidy of ₹5 lakh per flat, while the selected beneficiary must pay ₹6 lakh as their share. During the application stage, each applicant paid a non-refundable fee of ₹100 along with a refundable EMD of ₹10,000.
The selection of beneficiaries was conducted through a constituency-wise draw of lots. This process selected nearly 10,000 candidates, including those on the waiting list. The draw method was adopted to maintain fairness and transparency in allotment, as the number of applicants was significantly higher than the available flats.
Currently, field-level verification of beneficiaries' eligibility is underway. The Housing Board has stated that allotment letters will be issued only after the verification is completed. Each letter will mention the designated bank account for depositing the ₹6 lakh share, the payment procedure, and other relevant details, Vice-Chairman Gautham added.
The Indiramma Housing scheme is part of the Telangana government's broader efforts to provide affordable housing to urban residents. The Core Urban Region includes Hyderabad and its surrounding urbanised areas. The Board has asked applicants to rely only on its official website for updates on refunds and allotment, and to steer clear of unofficial channels.
Applicants who do not receive the refund within the prescribed time or face any other issue are advised to approach the Board for redressal. Officials reiterated that the refund process is being prioritised and will be carried out in a systematic and timely manner.
