As the Reserve Bank of India (RBI) prepares to announce its monetary policy decision, expectations are running high across the residential real estate sector. Industry leaders are closely watching the central bank's stance on interest rates, with the current repo rate at 5.25 per cent. The outcome is expected to influence borrowing costs, homebuyer confidence, and the sector's growth trajectory over the coming months.

Santosh Agarwal, Executive Director and CFO of Alpha Corp Development Limited, noted that maintaining the repo rate at 5.25 per cent would reinforce stability and confidence in the housing market. "A predictable interest rate environment allows homebuyers to plan long-term financial commitments with greater certainty, sustaining demand across mid-income, premium and luxury segments over the next 6-12 months," he said. Agarwal further added that a continued accommodative policy stance and adequate liquidity would strengthen housing affordability and improve access to home finance, while stable borrowing costs would encourage developers to accelerate project execution and new launches.

Commenting on the upcoming announcement, Yateesh Wahaal, Director at M3M, highlighted the significance of the policy for both homebuyers and developers. "While the RBI continues to balance inflation and growth, the housing market has remained resilient, supported by strong end-user demand and positive buyer sentiment," he remarked. Wahaal emphasised that any indication of policy stability or a supportive stance would further strengthen confidence, improve affordability, and encourage homebuying, particularly in the mid-income and premium segments. He also pointed out that a stable interest rate environment provides greater certainty for developers and investors, and that robust infrastructure development and rapid urbanisation continue to position India's residential real estate sector for sustained growth.

Ashish Sharma, AVP Operations at Brahma Group, expressed similar expectations, stating that the RBI is likely to maintain the current repo rate. "A stable interest rate environment will reinforce homebuyer confidence and ensure greater predictability in borrowing costs," he said, adding that housing demand remains resilient across both mid-income and premium segments. For developers, policy stability supports long-term investment planning, timely project execution and capital deployment. Sharma also cited strong economic fundamentals, infrastructure development, and urbanisation as key drivers of demand, reiterating confidence in the sector's sustained growth trajectory.

The RBI's monetary policy announcement comes at a time when the Indian economy is navigating global uncertainties and domestic inflationary pressures. While the central bank's primary mandate is to maintain price stability, its decisions also have far-reaching implications for credit growth and asset markets. The real estate sector, being one of the largest employers and contributors to GDP, remains particularly sensitive to interest rate movements.

Industry observers suggest that a status quo on rates would be broadly positive for the housing market, reinforcing the ongoing recovery in demand that has been witnessed over the past year.
