Dwarka to get Grand Hyatt hotel as DDA signs first licence-fee deal with Juniper Hotels
The Delhi Development Authority (DDA) has signed an agreement with Juniper Hotels Ltd to develop a five-star hotel in Dwarka's Sector 23, marking the first such deal among four special licence-fee projects auctioned by the authority over the past year.
The hotel, to be located overlooking the Dwarka Golf Course, is expected to attract an investment of more than ₹1,000 crore and generate around 800 direct jobs, the DDA said in a statement on Thursday. It is scheduled to become operational by 2030.
Under the 55-year licence period, the project is projected to generate more than ₹6,000 crore in revenue for the DDA. The agreement was signed on Wednesday between the DDA and Juniper Hospitality Assets Pvt. Ltd, a subsidiary of Juniper Hotels. The site is expected to be handed over to the company soon, the DDA said.
The hotel will be developed and operated under the Grand Hyatt brand through Juniper Hotels' partnership with Hyatt. Juniper currently operates seven hotels with 1,895 rooms and serviced apartments across India, according to the DDA.
This project is part of the DDA's broader initiative to establish Dwarka as a commercial and investment hub, a drive led by Lieutenant-Governor Taranjit Singh Sandhu. The authority has auctioned four sites under a special licence-fee model, in which private developers build and operate projects on DDA land for a specified period. The model allows the DDA to monetise its land holdings while transferring development and operational risks to private players.
The hotel's location is being positioned as a key advantage, given its proximity to the Dwarka Golf Course, Yashobhoomi Convention Centre and Dwarka Sports Complex. It will also be situated opposite the proposed Diplomatic Enclave, which the DDA expects to add to demand for high-end accommodation in the area.
The agreement is the first formal licensing deal among the four auctioned projects. The DDA expects the hotel to enhance Dwarka's hospitality infrastructure as the sub-city gains convention, sports and diplomatic facilities. The convention centre, Yashobhoomi, was inaugurated last year and is designed to host large-scale events, which could drive regular occupancy for the hotel.
The agreement comes days after Mr. Sandhu interacted with industry representatives on accelerating Dwarka's development as an economic and commercial centre. Dwarka, planned as a sub-city of Delhi, has been steadily expanding with residential and commercial projects, and the DDA's recent efforts aim to attract more investment and create employment opportunities in the area.
The hotel project is expected to contribute significantly to the local economy, both during construction and after it becomes operational. Direct employment of around 800 people would include roles in hospitality, housekeeping, food and beverage, and management. Indirect jobs in supply chains and services are also likely to emerge.
As Dwarka continues to develop, the addition of a five-star hotel under an international brand is seen as a step toward positioning the sub-city as a destination for business and leisure travel. The DDA's licence-fee model, which keeps land ownership with the authority while allowing private investment, has been promoted as a way to develop infrastructure without direct public expenditure.
