Chennai Dominates Tamil Nadu's Residential Market with 51.5% of Launches: Report
Chennai accounts for 51.5% of Tamil Nadu’s residential launches, while plotted developments account for 79% to 88% of launches in secondary growth corridors, according to a report released during the fifth edition of CREDAI Tamil Nadu’s STATECON 2026. The conference, which began in Chennai on Sunday, has the theme ‘Tamil Nadu 2036 – Building the Next Decade Towards a $1.5 Trillion Economy’.
The report, prepared by Jones Lang LaSalle (JLL), a global commercial real estate and property consultancy, was released jointly by Minister for Minorities Welfare A.M. Shahjahan, SBI Chennai Circle Chief General Manager Vivekanand Choubey, and CREDAI national president-elect G. Ram Reddy during the inaugural session of the conference. The report examines how economic growth and real estate development are spreading beyond Chennai to other parts of the State.
Specifically, the report looks at growth in Coimbatore, Madurai, Tiruchi, Hosur, Salem, and Thoothukudi. It identifies opportunities in industrial, residential, and commercial real estate, driven by manufacturing, logistics, technology, and infrastructure investments. These sectors are seen as key drivers of the State’s economic expansion.
The report also flags gaps in housing supply, social infrastructure, and organised development in emerging cities. To support Tamil Nadu’s ambition of becoming a $1.5-trillion economy by 2036, it recommends faster project approvals, land pooling, transit-oriented planning, and more affordable housing. These measures are aimed at addressing the challenges posed by rapid urbanisation and ensuring balanced regional growth.
The real estate sector is a significant contributor to Tamil Nadu's economy, and the conference aims to chart a roadmap for its growth in the coming decade. The recommendations are expected to foster sustainable development and improve the quality of life in urban and semi-urban areas.
The conference is focusing on simplifying regulatory approvals, improving access to finance, and adopting artificial intelligence and robotics in construction. These discussions are expected to address key challenges in the real estate sector and help unlock its full potential. The adoption of new technologies is seen as crucial for improving efficiency and reducing costs.
A panel discussion on ease of doing business brought together senior government officials, including Tamil Nadu Real Estate Regulatory Authority Chairperson K. Phanindra Reddy, Additional Chief Secretary Rajesh Lakhoni, Principal Secretary for Housing and Urban Development R. Kirlosh Kumar, and Chennai Metropolitan Development Authority Member-Secretary A.R. Rahul Nadh. The panel discussed regulatory reforms and measures to streamline processes for developers.
CREDAI Tamil Nadu president W.S. Habib said the State had the economic base, talent, infrastructure, and entrepreneurial strength to enter a new phase of growth. He emphasised that real estate would play an important role in supporting urban development over the coming decade. His remarks underscored the sector’s potential to contribute to Tamil Nadu’s economic aspirations.
The conference also saw the induction of five new CREDAI city chapters in the Nilgiris, Kodaikanal, Vellore, Thanjavur, and Karur, expanding the organisation’s presence across Tamil Nadu. This move is expected to strengthen CREDAI’s reach and facilitate more coordinated development efforts in these regions.
The first day’s sessions examined changing homebuyer preferences, financing options, growth beyond major cities, and emerging real estate markets. FAIRBUILD 2026, held alongside the conference, provided a business platform for developers, suppliers, and technology companies to network and showcase their products and services. The event serves as a platform for knowledge sharing and networking among industry professionals.
